Jeff's take: 1521 Second Avenue

Fifteen Twenty One is the quiet luxury play downtown: large floor plates, only a couple of homes per floor, and some of the best protected views in the market. It attracts buyers trading down in square footage but not in quality.

Jeff's take: Four Seasons Residences

The Four Seasons Private Residences are as close to hotel-serviced living as Seattle offers, on the waterfront edge of downtown. This is a small, tightly held building, so availability matters more than list price. When something comes up, move deliberately.
