Jeff's take: 1521 Second Avenue

Fifteen Twenty One is the quiet luxury play downtown: large floor plates, only a couple of homes per floor, and some of the best protected views in the market. It attracts buyers trading down in square footage but not in quality.

Jeff's take: Escala

Escala is the standard downtown buyers compare everything else to: full-floor amenity level, serious construction, and a resale market that stays liquid because demand rarely lets up. Pay attention to which stack and floor you are buying, because the view premium here is real.
